Contractors & Remodelers

Light non-hazardous debris from a finished remodel — drywall scraps, broken cabinets, old fixtures, packaging. JDOT handles the cleanup tail, not the heavy demolition middle. We do not run jackhammers, knock down walls, or haul roll-off-grade loads. Hire JDOT for what's left after the trades clear out.

Most operator jobs land in Class A or Class B. Multi-unit and estate-scale work prices to Class C. All quotes are flat — no hourly clock, no surprise fees. Locked in once you accept, barring a scope change beyond the photos.

CLASS A
$300

Single-unit small loads. 1–3 items, curb-ready or close to it. Single appliance pickups, mattress/box-spring removals, post-vacate odds and ends.

CLASS B
$700

Standard operator job. Full-unit cleanout, garage clearance, single-room buildup, post-tenant load. Sort, haul, sweep, donate where practical.

CLASS C
$1,200+

Estate-scale or multi-unit. Full-property clearance, hoarding situations, half-day or full-day deployment. On-site walk-through available before final quote.

WHAT TO SEND
FOR A FAST QUOTE.

The faster the photos arrive, the faster the quote. Helpful elements, in order of value:

  1. Wide shot of the full space. One frame of the whole garage, unit, or storage room — even if it's ugly.
  2. Close-up of the worst pile. Where the volume actually is.
  3. Anything unusual. Large appliances, mattress count, gun safes, fish tanks, weird piles, anything that looks heavy or fragile.
  4. Access conditions. Stairs, narrow hallways, gated parking, distance from the dumpster pad, locked gates that need a code.
  5. Address or unit number. Plus your turnaround need — "this weekend," "by end of month," "before Friday's showing."

Typically within the hour during operating windows. Off-hours requests are quoted Saturday morning.

Dispatch hours

Saturday and Sunday, 07:00–18:00 ET. Weekday operations are not currently active. Submit any time; rate assessments happen during operating windows.

Scheduling

Most B2B jobs scheduled within 1–2 weekends of quote acceptance. Larger or recurring jobs scheduled directly with the operator.

Documentation

Every dispatch documented with before/during/after photos. Field Reports never include street addresses, unit numbers, faces, plates, or personal details.

JDOT does not currently operate a contracted route or standing-service program. We work one job at a time, on the same flat-rate, photo-quoted process for every dispatch.

Operators with regular volume — post-eviction cleanouts, monthly storage clearances, listing turnovers — are welcome to dispatch on demand. Same rates. Same response times. No contract overhead. If your volume grows into a steady pattern, we'll discuss a more structured arrangement on a case-by-case basis.

Honest answer for a new small operator: building this slowly and well beats over-promising and under-delivering.

QUESTIONS.

B2B-001 Do you carry general liability insurance? +

Reach out and ask — we'll send what we have on file. JDOT is a Florida LLC (Est. 2026) and operates accordingly.

B2B-002 Can you provide an invoice or W-9? +

Yes. Invoices are issued on paid jobs through Stripe and include a payment receipt. W-9 available on request for accounting purposes.

B2B-003 Do you accept NET terms or only pay-on-completion? +

Default is pay-on-completion via card or digital payment. Repeat operators with a track record of timely payment can request NET 7 or NET 15 — discussed case by case after the first job.

B2B-004 Can the property manager or realtor stay off-site? +

Yes. JDOT documents the work area with photos before, during, and after. Field Reports never publish street addresses, unit numbers, faces, license plates, or personal details. We unlock with a code or lockbox, complete the dispatch, and lock back up. Photo confirmation goes to the email on file.

B2B-005 What if there's hazardous material we didn't notice in the photos? +

We stop work on the affected portion, document what was found, and notify you. JDOT does not haul paint, solvents, pool chemicals, batteries, asbestos, lead-paint debris, medical waste, firearms, or ammunition. The remainder of the dispatch continues as quoted; the hazmat portion is rescheduled or routed elsewhere.

B2B-006 Can you handle multiple unit numbers in one dispatch? +

Yes. Quote one address per request with photos and unit numbers in the description. We can group adjacent units into a single dispatch window when feasible. Quote scales with total volume, not unit count.

B2B-007 Do you offer recurring or contracted service? +

Not currently — JDOT operates one job at a time. Operators with regular cleanout volume are welcome to dispatch on demand at the same flat rate. If volume grows into a regular pattern, we'll discuss a more structured arrangement case by case.

B2B-008 Are donation receipts available for tax purposes? +

No — not in the client's name. Once items are picked up, JDOT becomes the party physically delivering to Habitat ReStore, Salvation Army, Goodwill, or St. Vincent de Paul, and any drop-off receipt is issued to JDOT, not to the client. If a client wants a personal donation receipt, they need to deliver the items to the charity themselves before the dispatch. JDOT is happy to flag valuable items during sorting if a client wants to pull anything aside for a separate self-delivery.
